Terms and Conditions

Last updated: June 2026. These terms apply to all bookings at El Ganxo 6, Hostal del Ganxo 6, 08818 Olivella, Catalonia, Spain (tourist licence HUTB-017420).

1. Booking and Payment

A booking is confirmed upon receipt of a deposit (50% of the total rental fee) or full payment, as agreed in writing. The balance is due no later than 30 days before arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking.

2. Cancellation Policy

Cancellations made more than 60 days before arrival: full deposit refund minus any transaction fees. Cancellations between 30 and 60 days before arrival: 50% of the total rental fee is retained. Cancellations within 30 days of arrival: no refund. We strongly recommend travel insurance that covers cancellation.

3. Occupancy

The property accommodates a maximum of 4 guests. Additional guests are not permitted without prior written agreement. Only registered guests may use the property and its facilities (pool, jacuzzi, sauna, outdoor areas).

4. Check-in and Check-out

Check-in is from 4:00 PM on the day of arrival. Check-out is by 11:00 AM on the day of departure. Early check-in and late check-out may be arranged in advance, subject to availability, and may incur an additional fee.

5. House Rules

Guests agree to: keep noise levels reasonable, especially between 10:00 PM and 9:00 AM; not to hold parties or events without prior written permission; not to smoke inside the property; treat all equipment and furnishings with care; leave the property in a clean and orderly condition. The outdoor kitchen, pizza oven, and sauna are available for guest use — we will explain their operation at check-in.

6. Security Deposit

A refundable security deposit may be required and will be held against damage beyond normal wear and tear. The deposit will be returned within 7 days of check-out, minus any deductions for damage or excessive cleaning.

7. Pets

Pets are welcome by prior arrangement and subject to an additional cleaning fee. Please ask at the time of booking.

8. Liability

The hosts are not liable for loss, damage, or injury to guests or their belongings arising from use of the property, unless caused by gross negligence or wilful misconduct. Guests use the pool, jacuzzi, sauna, and outdoor areas at their own risk. Children must be supervised at all times near the pool.

9. Governing Law

These terms are governed by Spanish law. Any disputes shall be subject to the jurisdiction of the courts of Barcelona.
